Home & Property Services

From monthly pool routes to one-time roofing jobs, we track costs at the project level so you can price with confidence and capture every deduction.

The Industry

Home and property service businesses live in their trucks. The day starts at the supply house, moves through three or four job sites, and ends with an estimate for someone who found you through a neighbor’s referral. Some businesses run monthly routes. Others bid one-time projects. Most do a mix of both.

The work is physical and visible. The finances are often invisible. Receipts get stuffed in the console. Cash payments don’t make it to the bank. The owner knows roughly what came in and what went out but couldn’t tell you which jobs made money and which ones barely broke even.

Who This Covers

Landscapers, roofers, pest control operators, pool service companies, pressure washers, lawn care providers, tree services, gutter cleaners, and fence installers. Anyone who shows up at a property to maintain, repair, or improve it.

The Friction

You’re too busy running jobs to track what each one actually cost. The supply house receipts pile up. The fuel stops blur together. Year end comes and the question is always the same. Did I make money or did I just stay busy?

What We Handle

We track income and expenses by job or customer. For project work like roofing or landscape installations, this means knowing the exact profit on each job. For recurring services like pest control or pool maintenance, it means understanding which routes and customers are actually worth your time.

We also handle the tax and compliance side. Equipment gets depreciated correctly. Vehicle expenses are tracked. Subcontractors get their 1099s. Quarterly estimates keep April from turning into a cash crisis.

Job and Customer Tracking

Every expense gets tagged to a specific job or customer. Materials, labor, subcontractor costs, fuel. You see which jobs made money and which ones ate into your margin. This data feeds directly into better pricing for future work.

Tax Preparation

Business tax returns that capture vehicle deductions, equipment depreciation, and supplies. 1099s for subcontractors filed on time. Quarterly estimates calculated so you know what to set aside and the April bill is never a surprise.

Common Problems

A landscaper bids a patio installation for $8,000 and thinks he made $2,500. But when you add up the pavers, the base material, the equipment rental, the helper’s wages, and his own labor, the actual profit was $800. He bids the next patio job the same way because he never ran the real numbers.

Tax surprises are the other killer. A strong year generates a strong tax bill. Without quarterly estimates and proper tracking of deductions, April shows up demanding a payment that either drains the cash reserve or goes on a credit card at 24% interest.

Receipts Disappear

Cash purchases at the supply house, fuel receipts, equipment repairs. They pile up in the truck, fade in the Houston sun, or get tossed at the end of a long day. By year end, thousands in legitimate deductions can’t be claimed because the documentation is gone.

Business and Personal Mix

The truck gets used for work during the week and errands on the weekend. The credit card pays for mulch and groceries. Without clean separation, real business deductions get missed or personal expenses accidentally get claimed. Either way it creates problems.

What Changes

You start making decisions based on actual numbers instead of gut feel. You know which types of jobs are profitable and which customers are worth keeping on the route. Pricing becomes strategic. You stop matching whatever the other guy charges and start charging what the work is actually worth.

Tax time becomes routine instead of stressful. Expenses have been tracked all year. Quarterly estimates were set. Your books are clean and every deduction is captured. The bill is expected, the cash is set aside, and you move on to the next busy season.

Confident Pricing

Historical job data shows what things actually cost. You stop underbidding projects that look profitable but aren’t. You can walk away from work that doesn’t make sense and pursue the jobs that consistently generate healthy margins.

Financial Control

You can plan for equipment purchases, slow seasons, and growth. The cash flow stops being a mystery you check nervously every Monday morning. You run the business with intention instead of reacting to whatever hits the bank account.
